No. When a renter registers on the site they “Authorize and give consent to current or past property owners/landlords, property managers, property management companies, employers, or their representatives to release information regarding my tenancy for the purpose of verification.” In addition, when a landlord/property manager or employer completes a report, they agree to the following: “I understand that when a renter requests a verification from me, by registering their information on the LLV website and agreeing to the LLV Authorization and Consent and Terms of Service, they authorize and give their consent to current and past property owners/landlords, property managers, property management companies, employers, and/or their representatives to release information regarding their tenancy/employment for the purpose of verification. Verification includes but is not limited to: rent amount, payment history, security deposit, damage, evictions, income, employee status, etc. “They also certify that they are authorized to submit this information. This is the same way a credit history is compiled. We are simply taking the rental screening process online, rather than via phone, email and fax.
No. Simply stated, Fair Housing Laws prohibit discrimination based on: race, color, religion, creed, sex, gender, gender identity, gender expression, sexual orientation, marital status, national origin, ancestry, familial status, source of income, disability, genetic information, and military status. In addition, it is important to check local fair housing laws. However, the RV™ rental history and employment reports do not contain questions pertaining to any of the above.
When a renter enters past and current landlord or current employer information, it is automatically matched against our extensive “Verified Landlord” or “Verified Employer” databases. If there is a match, the report will contain a “Verified Landlord/Property Manager” or “Verified Employer” badge.
We use five data points to determine the legitimacy of the responding landlords/property managers and employers. We start with ownership and relationship to the renter. We make sure the contact information provided by the renter for the landlord and employer actually belongs to the landlord/property manager or employer. If we determine they are not legitimate, the report will contain a “Flagged Report” badge with details about the issues causing concern.
We do not ask for, store, nor do we receive the renter’s entire social security number. We ask for ONLY the last four digits of a renter’s social security number, which allows for a more specific search result. Our integration partners, such as TransUnion and Snappt, use a tokenization system to completely protect a renter’s social security number from ever being seen.
The report will contain the name and contact information of the person who completed it. After creating a free account and logging in, reports are visible to the tenant, the requesting property management company, and the people who filled out the report. This contact information is never sold.
Who pays for our reports starts with the property management company directing renters to our platform. We offer two options for payment. Either the renter can pay for the reports or the property manager can pay. Fees are non-refundable. Payment can be made with a credit card, a Visa or Master Card DEBIT card, or a pre-paid card. Renters may contact us in writing with their complaint. We can then research the issue to determine the veracity of the complaint. You may dispute the results of your Snappt Income report by sending an email to disputes@snappt.com.They will reply back to you with all information needed to open up a formal investigation within 24 hours.
We do not keep reports longer than seven years. Once paid for, the report is available to the renter any time up until a new report is requested. Individuals/organizations who filled out a report can access it at any time within the seven year limit.
RenterVibe™ is a platform that stores factual data voluntarily entered by participating parties. The questions asked on the rental history and employment reports are fact-based questions and the answers should be easy to prove. You may also upload photos as evidence, if you like. In addition, most employers, property management organizations, and individuals maintain historical files of renter/employee data and can access them as evidence if necessary. We strongly discourage inputting false data on the website.
